How Much Does a New Roof Cost in Memphis, TN?

Last Updated: June 17, 2026 | Author: Tripp Atkinson, Founder, ContractingPRO

A new architectural asphalt roof in the Memphis area runs $10,000 to $30,000 in 2026. Most homes land somewhere in the middle. A designer or luxury shingle roof costs 30 to 70 percent more than architectural, which puts it in the $13,000 to $51,000 range depending on the home.

Why such a wide spread? Because the things that move the price the most are the things no one can see from the street. Roof size, pitch, the condition of the decking underneath, ventilation, and the shingle you pick all change the number.

We publish this range on purpose. You deserve to know whether a new roof fits your budget before you give up a Saturday to a sales pitch. We can give you an honest range by phone. We cannot give you an exact number without seeing the roof. Here is what drives the cost, and what separates a $14,000 quote from a $22,000 one.

What Drives a Roof's Price in Memphis

Five things move the number more than anything else.

Home size and roof area. A 1,500 square foot ranch in Bartlett and a 3,000 square foot two-story in Collierville can look similar from the curb and have very different roof areas. More area means more material and more labor.

Roof pitch and complexity. A steep roof needs more safety equipment and slows the crew down. Multiple gables, dormers, valleys, and roofline transitions all add labor hours. A basic gable roof and a cut-up roof with five valleys are not the same job.

Decking condition. This is the one that surprises people. The wood deck under your shingles can rot, and you cannot see it until the old roof comes off. Memphis humidity and decades of small leaks take a toll. If we find rotted decking during tear-off, that repair is quoted separately and we talk to you before we touch it. It never shows up as a surprise line on your final invoice.

Ventilation. Older Mid-South attics often have inadequate ventilation, which cooks shingles from below and shortens their life. A replacement is the right time to correct it.

Material selection. A standard architectural shingle and a designer shingle that mimics slate or wood shake perform differently and are priced accordingly. There are even tiers within each tier.

Why Three Quotes Can Be Thousands Apart

When you collect three roofing quotes, you will often see numbers that are thousands of dollars apart for what sounds like the same job. Here is the honest reason: the cheapest quote you receive is rarely from a company built to support you through the project and a 10-year warranty period.

Three things drive the gap between contractors.

What is included. A cheaper quote on paper often gets there by leaving things out. Some contractors shingle over your existing roof instead of tearing it off. Some exclude permit fees, debris haul-off, or an allowance for decking repair.

Crew and process. A solo operator has lower overhead because there is no project manager, no office staff, and no warranty department behind them. That is not a value judgment. It is a structural reality. The tradeoff is there is no team to back them up when something goes wrong. Industry data: fewer than 5 percent of roofing contractors are still in business after ten years.

Certification. An Owens Corning Platinum Preferred Contractor, which is less than 1 percent of the industry, can install warranty tiers that uncertified contractors cannot offer at all.

We are not the cheapest contractor in Memphis. We are also not the most expensive. We aim to be the contractor whose price reflects exactly what is included, with no surprises, backed by a 10-year workmanship warranty from a company that will still exist in 2036.

What a $14,000 Quote Leaves Out

Two contractors can quote the same 2,200 square foot Cordova home and land $8,000 apart. The gap is almost never the shingle. It is what each quote includes. Here is the same roof, two quotes.

What's in the quote

The $14,000 Quote

The ContractingPRO Quote (~$22,000)

Full tear-off of old roofing

Often a shingle-over instead

Yes, every layer removed

Permit fees

Frequently excluded

Included

Debris haul-off

Sometimes billed extra

Included

Allowance for rotted decking

Rarely included

Quoted and discussed before any work

New flashing at all penetrations

Often "as needed"

Every chimney, vent, and wall junction

Manufacturer-certified install

Usually not

Owens Corning Platinum Preferred

Workmanship warranty

Short or none

10 years, backed since 2012

Support through the project

One person juggling everything

Specialized handoff team

The cheaper quote usually reaches its number by leaving these out. Those gaps either come back as change orders, or they get skipped and surface in year three when the flashing fails. The honest comparison is not price against price. It is what is included against what is not.

Architectural vs. Designer: What You Get at Each Tier

Architectural Asphalt

Designer / Luxury Asphalt

Best for

Durable, long-term protection at the best value-to-performance ratio

Homeowners prioritizing curb appeal alongside protection

Look

Clean, dimensional, the most common roof in the Memphis suburbs

Mimics slate or wood shake, thicker and more sculpted

Price

$10,000 – $30,000

30 to 70 percent more than architectural

Tradeoff

Less visual drama than designer

Higher cost, and it demands a certified installer to look right

The honest take: architectural asphalt is the right roof for most Memphis homes. Designer makes sense when the look of the home is a priority, common in Germantown and Collierville. We will show you physical samples of both before we talk price for the designer tier.

Who a New Roof Is (and Isn't) For

A full replacement is the right call if your roof is 15 to 25 years old, has storm damage across the field, or has needed repair after repair. It is the right call when you are selling and the roof is a known sticking point.

A new roof is not the right call for a single localized leak on an otherwise sound roof. That is a repair, and a far smaller bill. We do not recommend a replacement when a repair will solve the problem. If a targeted fix protects your home, that is what we will tell you, even though the replacement is the bigger ticket for us.

How ContractingPRO Approaches a Roof Replacement

Your free inspection is a real inspection. Our specialist documents your roof with 30 to 50 annotated photos, including your attic, before we ever open a proposal. You see what we see.

The estimate is delivered live, in your home, with three transparent options you can compare on the spot. No legal pad. No number emailed the next day.

From there, your project moves through a specialized handoff team with a clear owner at every stage, from scheduling to the final walkthrough. You always know who to call, and the handoffs happen on our end, not yours. Asking one person to handle sales, scheduling, construction, and warranty is how projects fall through the cracks. So we do not do it that way.

Every full replacement is backed by our 10-Year Workmanship Warranty. We have honored it since 2012, at a time when fewer than 5 percent of roofers survive ten years.

Our customers feel the difference. After a roof installation, one Memphis homeowner put it plainly: "In a market where it's easy to be lowballed with poor quality or inexperience, this team stands out for their expertise and integrity." That was Gabriella Santa Lucia, who came in planning to compare bids.

Peace of mind, not pressure.

FAQ

Can you give me a roof price over the phone? We can give you an honest range based on your home size and the material you are considering, and we can walk you through what drives it. We cannot give you an exact quote without an on-site look. Pitch, decking condition, ventilation, and flashing details move a project several thousand dollars in either direction, and quoting sight-unseen would either over-promise or over-charge.

What happens if you find rotted decking during tear-off? We stop and tell you before we do anything. The decking repair is quoted separately and you approve it first. It will not appear as a surprise on your final invoice.

Do you offer financing? Yes. We offer 12-month, zero-interest or zero-payment financing through Upgrade, subject to qualification. It is optional. We can walk you through the application during your consultation if you want it.

Is the cheapest quote ever the right call? Sometimes the cheapest quote is cheap because it leaves out tear-off, permits, haul-off, or a decking allowance. Compare what is included before you compare prices. And ask every contractor how long they have been in business under the same name. That question tells you more than the warranty document.
