A new architectural asphalt roof in the Memphis area runs $10,000 to $30,000 in 2026. Most homes land somewhere in the middle. A designer or luxury shingle roof costs 30 to 70 percent more than architectural, which puts it in the $13,000 to $51,000 range depending on the home.
Why such a wide spread? Because the things that move the price the most are the things no one can see from the street. Roof size, pitch, the condition of the decking underneath, ventilation, and the shingle you pick all change the number.
We publish this range on purpose. You deserve to know whether a new roof fits your budget before you give up a Saturday to a sales pitch. We can give you an honest range by phone. We cannot give you an exact number without seeing the roof. Here is what drives the cost, and what separates a $14,000 quote from a $22,000 one.
What Drives a Roof's Price in Memphis
Five things move the number more than anything else.
Home size and roof area. A 1,500 square foot ranch in Bartlett and a 3,000 square foot two-story in Collierville can look similar from the curb and have very different roof areas. More area means more material and more labor.
Roof pitch and complexity. A steep roof needs more safety equipment and slows the crew down. Multiple gables, dormers, valleys, and roofline transitions all add labor hours. A basic gable roof and a cut-up roof with five valleys are not the same job.
Decking condition. This is the one that surprises people. The wood deck under your shingles can rot, and you cannot see it until the old roof comes off. Memphis humidity and decades of small leaks take a toll. If we find rotted decking during tear-off, that repair is quoted separately and we talk to you before we touch it. It never shows up as a surprise line on your final invoice.
Ventilation. Older Mid-South attics often have inadequate ventilation, which cooks shingles from below and shortens their life. A replacement is the right time to correct it.
Material selection. A standard architectural shingle and a designer shingle that mimics slate or wood shake perform differently and are priced accordingly. There are even tiers within each tier.
Why Three Quotes Can Be Thousands Apart
When you collect three roofing quotes, you will often see numbers that are thousands of dollars apart for what sounds like the same job. Here is the honest reason: the cheapest quote you receive is rarely from a company built to support you through the project and a 10-year warranty period.
Three things drive the gap between contractors.
What is included. A cheaper quote on paper often gets there by leaving things out. Some contractors shingle over your existing roof instead of tearing it off. Some exclude permit fees, debris haul-off, or an allowance for decking repair.
Crew and process. A solo operator has lower overhead because there is no project manager, no office staff, and no warranty department behind them. That is not a value judgment. It is a structural reality. The tradeoff is there is no team to back them up when something goes wrong. Industry data: fewer than 5 percent of roofing contractors are still in business after ten years.
Certification. An Owens Corning Platinum Preferred Contractor, which is less than 1 percent of the industry, can install warranty tiers that uncertified contractors cannot offer at all.

The cheaper quote usually reaches its number by leaving these out. Those gaps either come back as change orders, or they get skipped and surface in year three when the flashing fails. The honest comparison is not price against price. It is what is included against what is not.

Who a New Roof Is (and Isn't) For
A full replacement is the right call if your roof is 15 to 25 years old, has storm damage across the field, or has needed repair after repair. It is the right call when you are selling and the roof is a known sticking point.
A new roof is not the right call for a single localized leak on an otherwise sound roof. That is a repair, and a far smaller bill. We do not recommend a replacement when a repair will solve the problem. If a targeted fix protects your home, that is what we will tell you, even though the replacement is the bigger ticket for us.
